Original water heaters failing

Mid-2000s homes hitting their first round of big replacements.
Wolf Creek is one of south Temecula's newer master-planned communities, built mostly in the mid-to-late 2000s along Pechanga Parkway and Wolf Valley Road, with its own community recreation areas and parks.
Newer does not mean maintenance-free. At about 17 to 20 years old, Wolf Creek homes are past the typical life of their original water heaters and right at the age when pressure regulators, fill valves and faucet cartridges start failing.

The DOE puts storage water heater life at 10 to 15 years. On hard water and without annual flushing, many fail sooner. A Wolf Creek home with its original tank is overdue; one on its second tank should have it checked for sediment and a working relief valve.
Builders in this era used a mix of copper and PEX depending on the builder and phase. PEX homes have far fewer slab leaks, but the fittings and manifolds still need attention. Fixtures from the 2000s are now at the end of their cartridge and flapper life on chloraminated imported water.
Two-story plans with long runs to upstairs bathrooms mean long waits for hot water. A recirculation pump or a tankless conversion with recirculation is a common upgrade here.
If your water heater's label shows a 2000s manufacture date, plan the replacement before it plans itself.

Water heaters, PRVs and fixture parts have 10 to 20 year lives, and hard water shortens them. The pipes themselves are usually fine.
Less often than older neighborhoods, especially in PEX-plumbed homes, but copper-plumbed homes can.
In two-story homes with long waits for hot water, yes. It saves water and time.
