Failed pressure reducing valves
Why it happens here
Hillside elevation means high street pressure. Original PRVs wear out.
What we do
Test static pressure, replace the PRV and add an expansion tank if needed.
Hillside lots, golf course views and water pressure that is often too high.
Redhawk is a master-planned community in south Temecula built around Redhawk Golf Club, a Ron Fream course that opened around 1991. Homes went up from the late 1980s through the 2000s on rolling, hilly streets off Redhawk Parkway.
Those hills are the plumbing story. Homes downhill from the water system's reservoirs often see static pressure well above the 80 psi limit in the California Plumbing Code, and that extra pressure shortens the life of everything connected to it.

Many Redhawk homes have a pressure reducing valve near the front hose bib that is original to the house. PRVs typically last 10 to 15 years. When one fails, pressure creeps up to street level and you see running toilets, banging pipes, dripping relief valves on the water heater and burst supply lines.
Homes from the late 1980s and 1990s also have copper supply lines under the slab that are now 30 or more years old, on water that Rancho Water's reports show as very hard. Slab leaks are a regular call here, usually on the hot side.
Redhawk Towne Center and the historic Vail Headquarters area along Temecula Parkway add neighborhood retail and restaurants to the mix.
A $10 pressure gauge on a hose bib tells you a lot. If it reads over 80 psi, your PRV needs attention.
Patterns we see across 92592's hillside streets.

Lots lower on the hills sit well below reservoir level, so street pressure is high. A working PRV brings it down to a safe range.
Often 10 to 15 years. Many original Redhawk PRVs are past that.
Yes in the older sections, where copper under the slab is 30 or more years old.
