Plumber in Meadowview, Temecula

Large lots, horse trails and houses older than the city itself.

Meadowview, off Del Rey Road in north Temecula, is one of the area's earliest planned communities from the Rancho California era that followed the 1964 sale of the Vail Ranch. It is known for large lots, equestrian trails and a semi-rural feel.

Many homes here were built in the 1970s and 1980s, before Temecula became a city in 1989. Only about 5% of the city's housing dates to the 1970s, and a good share of it is in and around Meadowview.

Older systems on bigger land

Large lots mean long water service lines from the meter to the house and long sewer laterals out to the street. Leaks in those lines can run a long time before anyone sees a wet spot. A meter test with the house valve closed is the fastest way to tell if a leak is in the yard line.

Homes from the 1970s and 1980s may have been repiped once already, partially or completely. We often find a mix of original copper, newer PEX and repair sections. Mature trees, some as old as the houses, send roots into older lateral joints.

Large lot? Ask us to locate and mark your service line and sewer lateral. It saves time and money on every future repair.

FAQ

Common questions

  1. 1

How do I know if the leak is in my yard line?

Close the house shutoff and watch the meter. If it keeps moving, the leak is between the meter and the house or in irrigation.

  2. 2

Are Meadowview homes older than the rest of Temecula?

Many are. Meadowview includes some of the earliest Rancho California era homes from the 1970s and 1980s.

  3. 3

Can you repair a long sewer lateral without trenching the whole yard?

Often, using lining or pipe bursting after a camera inspection.
