What Does a Plumbing Inspection Cover in Temecula?

Temecula's median home value is $679,700 and the median home was built in 1998, according to Census data. A general home inspection is valuable, but it is visual. It usually does not run a camera through the sewer lateral, test for a slab leak, or measure water pressure. A plumbing-specific inspection does.

The checklist

Water pressure and PRV

Static pressure at a hose bib. Above 80 psi, the California Plumbing Code requires a pressure reducing valve. High pressure shortens the life of everything connected to it.

Slab leak test

A meter test with all fixtures off, then isolation of hot and cold. It catches a leak that has not surfaced yet.

Supply pipe material

Copper, PEX, CPVC, or gray polybutylene. Polybutylene was used in many U.S. homes from about 1978 to 1995 and is known for fitting failures, so it matters for Temecula homes from the late 1980s and early 1990s.

Water heater

Age from the label, seismic straps, relief valve discharge, expansion tank, venting, gas connector and permit history. The City of Temecula requires a permit for every water heater replacement, and an unpermitted install is common in older homes.

Fixtures and valves

Toilets (dye test), faucets, shower valves, angle stops and supply lines.

Sewer lateral camera

A recorded camera run from the cleanout to the street. It shows roots, offset joints, bellies and cracks. This is the single most useful test for older homes with mature trees.

Gas

Visible piping, appliance connectors and shutoff valves.

Outdoor

Hose bibs, irrigation leaks and the backflow assembly.

What different home ages tend to show

EraCommon findings
1970s to 1980s (Meadowview, Chardonnay Hills)Repeat slab leaks, partial repipes, roots in laterals, possible polybutylene
1990s (Vail Ranch, Vintage Hills)Aging copper under slab, original PRVs, water heater code gaps
2000s (Wolf Creek, Harveston)Original water heaters, fixture wear, upstairs leak history
2010s+ (Roripaugh Ranch)Tankless descaling, builder warranty items

When to schedule it

During your inspection contingency period, so findings can be part of your negotiation. A written repair price for a lateral or a repipe carries more weight than a general note to "consult a plumber".
