Tankless water heaters are popular in Temecula for good reasons: endless hot water, more garage space and a long service life. The DOE estimates tankless units can last 20 years or more with maintenance. But a tankless install is more than swapping one box for another.
Step 1: size it for how your family uses water
Temecula households average 3.04 people, according to the Census. Size the heater for simultaneous use: two showers plus a dishwasher on a winter morning, when incoming water is colder. The unit's flow rating at your required temperature rise is the number that matters.
Step 2: check the gas supply
This is the step that gets skipped. A typical 50-gallon tank burns about 40,000 BTU per hour. A whole-house tankless unit can burn about 199,000. Many Temecula homes were plumbed with a 1/2 inch gas branch to the water heater. That is not enough.
A plumber measures the length from the SoCalGas meter, adds up every appliance on the line and sizes the pipe from the manufacturer's and code tables. Often that means a new 3/4 inch or 1 inch line. Undersized gas causes ignition errors and temperature swings.
Step 3: venting and condensate
Non-condensing units use stainless steel venting. Condensing units are more efficient and use PVC venting, but produce acidic condensate that needs a drain and a neutralizer. Outdoor-mounted units skip interior venting; they still need freeze protection for the occasional cold night. Temecula's record low is 15°F.
Step 4: permit
Water heater installations need a City of Temecula building permit, and tankless conversions may need extra documentation for gas and venting. In unincorporated areas like French Valley, permits go through Riverside County.
Step 5: install with service valves
Isolation valves with service ports let a plumber descale the unit in about an hour without cutting pipe. Insist on them.
Step 6: commissioning
Check gas pressure at the unit with every gas appliance running, confirm temperature rise and flow, and register the warranty. Many manufacturers require proof of professional installation and annual maintenance for warranty coverage.
The part people forget: descaling
Rancho California Water District's imported supply averaged about 15.7 grains per gallon of hardness in 2021. Scale coats the heat exchanger and triggers errors. On unsoftened water, descale once a year. A softener or scale-inhibitor cartridge stretches that interval.
Is tankless right for you?
| Choose tankless if | Think twice if |
|---|---|
| You plan to stay 8+ years | You might move soon |
| You want endless hot water | Only one or two people use hot water |
| Gas line can be upsized reasonably | The gas run from the meter is very long |
| You will keep up with descaling | Maintenance will not happen |
A heat pump tank water heater is also worth comparing. It works well in a warm Temecula garage. See tankless water heater services or standard water heaters.
